About the Role

The Senior Manager Housing Services is a pivotal leadership role within Uniting Vic.Tas Housing & Property division, responsible for the operational delivery of housing services across Victoria and Tasmania.

Reporting to the Head of Operations, you’ll lead a capable and highly engaged team of team leaders and specialists overseeing tenancy management, retirement village operations, compliance and service delivery across a diverse and geographically dispersed portfolio. While the foundations are strong, this role is very much about how the work is done, embedding consistency, accountability and clarity in a fast paced, highly regulated environment.

A key focus will be transforming Uniting’s 10 year Housing Strategy into day to day operational practice. This includes lifting portfolio performance, strengthening reporting and data led decision making, navigating complex tenant matters, and ensuring the organisation continues to meet (and exceed) Housing standards and key KPIs.

Importantly, this is not a purely transactional housing role. Uniting places the renter at the centre of everything it does. You’ll champion consumer voice and partnership, support teams operating on the frontline ensuring decisions are balanced with compassion, sound judgement and risk management.

You’ll also play a key role in supporting future growth, including new developments coming available across Victoria, the evolution of Uniting Vic.Tas asset base, and the organisation’s longer term ambitions into Tasmania.

This is a role that requires presence, perspective and confidence: someone who can operate calmly under pressure, make clear decisions in grey areas, and bring people with them through change.
   
About You

You’re an experienced housing or property leader who understands the realities of operating in a regulated environment, and you’re comfortable holding both the human and commercial scope of the role at the same time.

Your leadership style is adaptive and collaborative. You trust capable people, empower your leaders to lead, and know this role cannot (and should not) be done alone. You bring structure without rigidity, clarity without control, and you’re comfortable stepping into complexity without needing to have all the answers upfront.

You’re confident working across tenancy management, compliance, risk, stakeholder engagement and performance reporting, and you understand the importance of strong systems, clear escalation pathways and timely decision making. Just as importantly, you’re emotionally intelligent and self aware able to support teams dealing with crisis situations and competing priorities, while maintaining momentum and focus.

Whether you’re already operating at senior manager level, or you’re a highly capable housing leader ready to step into a broader, more influential role, what matters most is your judgement, leadership presence and alignment with Uniting Vic.Tas values.

Experience in community housing, social housing or a closely related regulated environment will be important, as will a strong understanding of housing legislation, compliance frameworks and contemporary housing practice.

However, this role is ultimately about leadership, accountability and impact.
